Please read the below, some parts of which may be pertinent to your proposed work.
Air Lock Information: To complete the requested alterations to your central heating system, we will have to “drain down” the system in order to cut into the system to make the necessary alterations. With this type of central heating system, which has a feed and vent pipe connected, air will be drawn into the system when drained. When the system is then filled after the necessary work is complete the air will require releasing. Within the price issued to you to complete the work, an allowance of time is allocated to removing all air from the system via the installed air vents on any pipe work or radiators. After completing “standard” air release measures and the air is still trapped in the system, we will have to complete further investigations which will be charged to you, the customer, at the standard hourly rate of £48 per hour Inc VAT.

Consequential losses may include, but are not limited to, financial, economic, or indirect losses arising from the performance or completion of the work. This disclaimer extends to any potential damages or losses that may result from delays, interruptions, or any other factors related to the services provided by MJ Services (Lincs) Ltd. It is the responsibility of the customer to safeguard against consequential losses by taking appropriate measures, including securing insurance coverage if deemed necessary. By engaging MJ Services (Lincs) Ltd for any work, the customer acknowledges and accepts this consequential loss disclaimer.
Additional Radiator Disclaimer : At the time of the survey it was suggested that we will connect the pipes from the new radiator to the nearest existing heating pipework. Depending upon the amount of flow of heating water to this existing radiator depends whether there is enough flow to cope with the new radiator. Unfortunately, this cannot be determined until the new radiator is connected and tested. If the flow is not sufficient to cope with the extra demands of this additional radiator, upgrades to the existing pipework will be required. MJ Services (Lincs) Ltd can provide an additional price for this work if required. MJ Services cannot be held responsible for the above and will report all findings to the customer and await your instructions.
Basin Taps Disclaimer : To complete the exchange of your basin taps we are required to disconnect the existing taps from the basin. To do this, we must unscrew the locking nut from the bottom of the tap and basin. Dependent upon how this tap was originally fitted, and what jointing compound was used, will have an impact on how tight the locking nut has become. Therefore, the force required to undo the locking nut may be more than the basin can withstand and your basin may crack. We cannot foretell whether this will happen until an attempt to undo the nut is made and we need to make you aware that there is a possibility of cracking. MJ Services cannot be held responsible should any cracking occur, and we will inform you immediately. We are more than happy to supply you with a price for changing the basin should this happen.
Replacement cartridge/insert for taps : In order to repair your tap a number of elements to this job must be considered: is the tap in a position that is easily accessible? Is the tap situated behind a bath that is tiled or wallboarded in and so the tap cannot be replaced, but must be repaired? Then the cost comparison of replacing the tap to repairing the tap must be taken into consideration. If it is determined that the tap should be repaired, then there are numerous parts to this job that MJ Services will charge for whether or not the repair is successful. The cartridge or insert must be removed for measuring, this will mean turning the water off. The cartridge or insert must then be measured; the spindle, the height, the length, the size of the thread. MJ Services will then attempt to source the correct size of cartridge or insert. If the correct size can be found, the cartridge or insert will then be ordered and the customer will have to pay for these items prior to ordering. We will then attempt to use the cartridge or insert to repair the tap. MJ Services can give no guarantee that the correct parts can be sourced, or that once the have been sourced that they will fit and will give a final fix to the original problem with the tap. This may mean than at the end of this process, the tap may still have to be replaced. Whilst every effort will be made to source and replace the parts, MJ Services cannot guarantee that this is possible and we will still need to be paid for the time and any materials used, including investigation time, on this job.
Bath Panel Disclaimer : At the time of the survey it was noted that the bath panel would have to be removed to install the pipes in order to complete the proposed installation work. Depending upon the age, quality, material and general condition of the bath panel depends upon whether we can remove it without damaging it. Bath panels can easily crack, split or tear if they have become brittle during its time in the bathroom. MJ services cannot be held responsible for any damage to the bath panel when using reasonable means to remove it. Carpets Disclaimer At the time of the survey it was discussed that some of the wooden floor would have to be taken up to install the pipes to complete this work. To complete this, the carpets must be pulled back to gain access to the wooden floor. If the carpet is of a certain age, then the underlay may be brittle and may fall apart when the carpets are pulled back. If the carpet has been glued to the floor, this may present a problem of the stitching of the carpet being pulled away from the pile due to the strength of the glue. MJ Services cannot be held responsible for the above and will report all findings to the customer and await your instructions. After the work is finished, the carpet will be put back to the best of our ability, however if the carpet was originally stretched to fit, we may be unable to restore it to its former state. If this is the case MJ Services cannot be held responsible for retaining a carpet fitter to re-lay the carpet.
Linoleum Disclaimer : at the time of the survey it was discussed that some of the linoleum floor would have to be taken up to install the pipes to complete this work. To complete this, the linoleum will have to be pulled back to gain access to the floor. If the lino is of a certain age, then it may be brittle and may tear when it is pulled back. If the lino has been glued to the floor, this may present a problem as we must remove the lino from the floor. MJ Services cannot be held responsible for the above and will report all findings to the customer and await your instructions. After the work is finished, the lino will be put back to the best of our ability, however if the lino has sustained any damage, we may be unable to restore it to its former state. If this is the case MJ Services cannot be held responsible for replacing the lino.
Linoleum Disclaimer #2 : To undertake the required work may involve moving appliances in the property. Often appliances are very heavy and although due care and attention will be taken, if the linoleum underneath or around the appliance is damaged when an appliance is moved to undertake works, then MJ Services cannot be held responsible for any damage to the linoleum.
Chipboard Floor Disclaimer : Further to the Carpets and Linoleum Disclaimers above, if it is found that underneath your carpets or linoleum you have a chipboard floor rather than traditional floorboards then we must cut a section out of the chipboard to undertake the underfloor works. When this is done, it will leave the rest of that particular section unsupported and so extra works to the estimate will have to be done in order to ensure that your floor is properly supported and to leave the property in a safe, hazard free manner.
Wooden Floors Disclaimer : At the time of the survey it was discussed that some of the wooden floor would have to be taken up to install the pipes to complete this work. To take up the floors an electric saw will be used to remove the joint between the floorboards and then the boards can be carefully prized up using a lever bar and a chisel. With this method, minimal damage will take place to the actual wooden boards. Grooves in the joists are then cut to enable the pipes to be installed in the floor. All sawdust and timber cuts will be swept up, all floors will be screwed down in order to make the floor as secure as possible. MJ services cannot be held responsible for previously damaged, rotten or inadequate floorboards.
General Floors Disclaimer : MJ Services are plumbing and heating engineers and any reinstatement of flooring will be done to the best of our ability. We cannot claim that any floor reinstated by us will be to the standard of a professional flooring technician.
Shower Door Disclaimer Please note: We have to remove the shower door in order to replace the shower tray and re-tile the shower enclosure. During the process of removing the shower tray, we have to remove the shower door and wall channels; the wall channels should, or will be, siliconed to the wall to provide an adequate seal. Until this work is undertaken, we have no way of knowing how strong the silicone has bonded to the wall channel and there may be significant damage to the wall and or the wall channel when we attempt to remove the wall channels. If the wall channel is damaged then we will try to purchase replacement wall channels, but if we are unable to source the correct wall channel for the door, then a new door and fittings will have to be purchased: and the purchase of wall channels, or new door and fittings will be at the customers’ expense.
Shower Pump Installation Disclaimer: Following the survey of your existing hot and cold water storage facility in view of the proposed shower and pump, we would advise that you upgrade the existing storage of your cold-water storage. The pump manufacturers recommend a minimum storage of water per shower installed in any property, your storage does not meet this advisory capacity. The performance of the new shower and existing storage capacity can only be assessed upon installation. If an upgrade to the storage capacity is required, this can be assessed, and an extra estimate issued thereafter. 2. Many Shower pump manufacturers have very exacting requirements for pump installations, and unless these requirements are met, they may refuse to fulfil the Warranty promises. When your shower pump installation was discussed with you, this was brought to your attention, but if the pump was just a straight swap for an existing pump, then the installation may not adhere to the manufacturer’s requirements, or if you have requested a new pump installation with the information that the manufacturer may refuse to uphold the Warranty, then MJ Services cannot be held responsible for any manufacturer refusing to uphold the Warranty on your pump.
Shower Straight Swap Disclaimer : We have been informed by the manufacturer/customer/supplier that this shower is a straight swap and we have priced on that basis. Until the shower is removed from the wall, we cannot confirm this. Upon removal of the shower, any alterations to the cable, pipework or wall covering will be charged as an extra. In some circumstances, these alterations may mean that we will need to remove the wall covering and should these circumstances arise, we will discuss all options with you prior to any work being commenced.
Gas appliance spillage test disclaimer : At the time of the survey it was discussed that a spillage test must be performed at the end of the fire installation. This is to ensure that all the products of combustion are being removed from the appliance up the flue or chimney. If the spillage test fails, then the appliance must be capped off and a warning notice issued as per the gas installation regulations. The price issued to you is to install the fire and to complete the relevant safety checks on the appliance once installed. MJ services cannot be held responsible for the above and will report all findings to the customer and act accordingly. If the spillage test does fail then all accounts due for the installation of the fire will be payable upon completion of the installation, and all subsequent remedial works required will be charged as extras including labour and materials at the relevant hourly rate.
Gas supply Disclaimer : At the time of the survey it was observed that the gas supply to the existing boiler is of a small diameter pipe size. This existing gas supply may not be large enough to supply the proposed new boiler. The gas supply pressures and flow rates will be assessed as part of the commissioning process. If the gas supply is of insufficient flow and/or pressure, then a gas supply upgrade will be required as per the Gas supply regulations. Additional costs will be charged to upgrade the gas supply from the meter to the new appliance and to incorporate any other gas appliances. Installation materials and labour: Price TBC
Tiling/Wallboarding Disclaimer : The soundness of the walls cannot be established at the time of the survey, so the price issued includes removing the old tiles or wallboarding, preparing the walls (scraping smooth), and resurfacing the walls with the new tiles or wallboarding. This price does not include re-plastering or rendering the walls if the surface is unsuitable for tiling or wallboarding; or replacing tiles if they are to be tiled or wallboarded onto.
Tile Drilling Disclaimer : To drill or chop into existing wall tiles is by no means an easy, straight forward job, it can have complications. We use a specialist diamond tipped core drill for drilling the tiles to achieve a tidy hole, but in some cases the tiles can be damaged from the vibration of the drill. MJ services will not be held responsible for any damage of the tiles from the drilling of these tiles.
Hidden Pipes Disclaimer : To do the intended works at your property to repair or replace your tap, radiator, shower, valve or towel rail which may have hidden pipes with concealed connections, please note the following: To complete the intended work, whether it is a repair or replacement, we will have to either cut or disconnect the pipes to the appliance or disconnect part of the appliance. We will take as much care as possible when completing this work, however we can make no guarantee as to the integrity of any hidden pipes or connections as no visual inspection can be made. MJ Services cannot be held responsible for any leaks to any part of the installation that has not been inspected during the works. MJ Services will be happy to supply you with a price to locate and repair any leak that may occur.
Combination Boiler, Hot Water Draw Off Time Disclaimer : At the time of the survey it was suggested that we will connect the existing hot water pipe to the new combination boiler. This will increase the length of the hot water pipe, therefore the length of time it takes for hot water to reach your taps.
Immersion Heater Exchange/Installation Disclaimer : When a requirement is found for the need to either exchange or install a new immersion heater into an existing hot water cylinder, it is necessary to highlight all possible outcomes to this procedure.
Best case scenario – the previously installed cap or immersion heater is removed with no adverse effects to the cylinder or threaded boss. Therefore: To supply and install 27” All Incoloy immersion heater, complete with RDT stat £280.00 inc VAT. Worst case scenario – when attempting to remove the previously installed cap or immersion heater, reasonable force will need to be used. During the removal process, dependent upon what jointing compound was used, and what degree of force was used to install the previous cap or immersion heater – it may cause splitting of the cylinder or damage to the threads of the boss, either or both would result in the necessity to replace the cylinder. Costs for this will involve new cylinder, alterations to existing pipework and valves to suit, draining down of the heating system if applicable and the addition of relevant inhibitor upon completion – a price for this will be supplied if and when it is required as costs will be variable depending upon size of cylinder required etc. MJ Services (Lincs) Limited will not be held responsible for any leak, or damage to property or possessions caused from any leak, which may occur should your cylinder crack or split. No guarantee can be given that the best-case scenario will be the outcome to your request for exchange or installation of a new immersion heater and instructing MJ Services (Lincs) Limited to undertake this work means that you have accepted these terms.
Power Flushing Description : Power flushing the existing heating system. This is the only conclusive way to remove any existing residue from the system caused by electrolytic corrosion (black water), which will cause problems with the operation and efficiency of the new boiler if not removed, prior to the commissioning of the new boiler. This build-up of corrosion within any heating system will cause poor performance of that system, which may include “noisy boiler syndrome”, higher energy bills, sluggish pump performance, slower warm up time and leaks. This point is often highlighted within the boiler manufacturer’s installation instructions. If there is a problem with the boiler after installation and the manufacturers service engineer is requested, he may wish to take a water sample from the system. If the results of this sample show that the system has not been power flushed they may withdraw the warranty or guarantee on that appliance. Therefore, the cost of the repair to the appliance would be at the expense of the customer. As part of the power flush we add an abrasive chemical cleanser to a high speed, circulating pump contained within a vessel, which is connected to the heating system. This will give the system a full flush, isolating all the radiators individually to remove the corrosion and thorough, clean flush thereafter using mains water and the introduction of a corrosion inhibitor upon final fill of the cleansed system. This process will prevent the build-up of electrolytic corrosion within the heating system for years.
Power Flushing Disclaimer : (Boiler exchange OR Existing System) As part of the power flushing process an abrasive chemical cleanser will be added to the flushing pump. This abrasive cleanser will remove the corrosion that has built up and deposited itself against the inside wall of the radiators, boiler, and all other central heating components. If the system is internally corroded to a certain extent, the occurrence of a “pinhole” effect may appear. This happens when the cleanser has removed the corrosion and, due to the effects of the corrosion having eaten away at the wall of the material to which it has deposited itself, small “pinhole” leaks may occur. MJ Services (Lincs) Limited will not be held responsible for any leak, or damage to property or possessions caused from any leak, which may occur from the removal of the corrosion, to any of the central heating components as described in the above disclaimer. Instructing MJ Services (Lincs) Limited to undertake this work means that you have accepted these terms. In the unlikely event that any problems of this nature do occur then MJ Services can offer a further estimate (obligation free), for repairing, or replacing the leaking component.
Refusal-of-Powerflush Disclaimer : We have asked you if you would like to have a Powerflush done to your system prior to your new boiler being installed, but you have declined to have this service. Should you experience any problems with your boiler or heating system in the future that are due to the electrolytic corrosion in your system, then MJ Services cannot be held responsible for these problems and should you require your system to be Powerflushed at any time, this service will be charged for as per our usual rates.
Pressure Test Disclaimer We may have suggested a pressure test on your system pipework to determine if there is a leak. In order to pressure test we have to cut into the pipework and connect the pressure test pump to the system in question. We will then raise the pressure by means of the pump to a minimum of one and a half times the normal operating pressure of the system. We then hold this pressure for a minimum of 30 mins. During this time, if there is a leak the pressure will drop. Although this will determine if there is a leak, it can also make the leak worse as the system is being subjected to higher than normal pressure within. MJ Services (Lincs) Ltd are not be held responsible for any leaks, or the effects thereafter of any leaks associated from the above pressure test. MJ Services are happy to supply you with a price to locate and repair or replace pipework where any leaks are found.
Supply of Taps Disclaimer : You have requested that MJ Services supply and install your taps. Your taps will come with a manufacturer’s warranty. However, should the taps develop a fault which is not directly due to our installation, then MJ Services reserve the right to charge for our time diagnosing the fault, removing, replacing or repairing your taps. Limescale or deposits in the water supply may cause faults such as dripping taps, split or worn washer and tap seating; these issues are out of our control and we reserve the right to charge for our time if we should be called back to a fault.
Boiler Repairs Disclaimer : The cost issued is to replace the parts that have been assessed as causing the problem to the boiler. However, this price does not include any provision for any other problems that may occur in the future or whilst this work is being undertaken. Furthermore, whilst every effort will be made to ensure the efficient working of the boiler is achieved once these parts have been installed, we can make no guarantee that this will be a final fix to the problems the boiler is experiencing. An appointment will then be made with you to complete the repair as soon as we have received delivery of the parts. MJ Services are not responsible for Merchants’ delays and whilst will do everything possible to expedite your repair, but we cannot guarantee any delivery dates by third parties.
Additional Radiator Disclaimer : You have requested that we add a radiator to your system. Every effort will be made to ensure this radiator is piped up correctly, however it may not achieve full heating potential due to the location on the system, particularly if it is at the end of the system.
Ceiling Damage : You have requested us to do works that involve us going into your loft space, although every care will be take to avoid damage to your ceiling, MJ Services cannot be responsible for damage that may be caused by works in the loft. Sometimes when an engineer walks on the beams in the loft, their weight may cause a disturbance to the plasterboard ceiling of the room below and cracks may appear in the ceiling. This is an unfortunate symptom of working in lofts and cannot be avoided and MJ Services are not responsible for remedial works to ceilings where this has occurred.
In order to work on a boiler or heating system : the power WILL HAVE TO BE TURNED OFF. On occasions, when the power is re-instated, some parts on the boiler can malfunction, either due to a power surge, or a pure coincidence that when the power is turned back on to them, the parts fail. In some cases, this can result in one or more parts requiring replacement. In these circumstances, we are not responsible for the failure of any effected part, but we can help with the diagnosis and repair of the boiler. In some instances of this happening, it may transpire that it is more economical for the owner of the boiler to contact the boiler manufacturer, who will offer a repair service for a fixed fee; it extreme circumstances, it may be uneconomical to try to repair the boiler and the boiler may need replacement. MJ Services will endeavour to give you the best available advice should any of these circumstances arise.
Your instructing MJ Services (Lincs) Ltd to go ahead with the proposed work is taken as your agreement to these Terms.
Please see your payment schedule if one has been prepared for your job. If payment is not made by the due date, interest shall become payable on all overdue amounts, calculated at a daily rate equivalent to 8% above the prevailing base rate. The defaulter shall also be liable to reimburse MJ Services (Lincs) Ltd all costs incurred in the collection of the overdue amount. These costs may amount to 30% of the debt, plus disbursements etc. Any estimate issued is valid for 30 days from the issue date. Any works done extra to the estimate will be charged on a day-rate basis, plus materials + VAT.
